Fixed-rate, fixed-payment amortization. Taxes, insurance and fees are not included.
An amortizing loan is paid down through equal installments that blend interest and principal. Early payments are mostly interest; over time the mix shifts toward principal. This tool builds the full schedule from a fixed hypothetical rate.
Reading an amortization schedule
Each payment first covers interest (outstanding balance × monthly rate); the remainder reduces principal. As the balance shrinks, interest due falls and the principal portion rises — even though the payment stays identical.
The standard payment formula is M = P · r(1+r)^n / ((1+r)^n − 1), with P the loan amount, r the monthly rate, and n the number of payments.
How term and rate affect cost
A longer term lowers the monthly payment but raises total interest, sometimes dramatically. A lower interest rate reduces both payment and total cost, which is why comparing the APR — not just the monthly figure — matters.
Making even small extra principal payments can shorten a loan by years because every extra dollar eliminates all future interest that dollar would have carried.
Borrowing responsibly
Before borrowing, stress-test the payment against your budget, including a scenario where income drops. Keep fixed obligations comfortably below your means, read the full terms, and distinguish fixed from variable rates.

Calculator FAQ
Why is so much of my early payment interest?
Interest is charged on the outstanding balance, which is largest at the start. As principal is repaid, the interest portion falls automatically — that is the normal shape of an amortization curve.
Do extra payments help?
Applying extra amounts directly to principal shortens the term and cuts total interest. Confirm your lender applies extra payments to principal and charges no prepayment penalty.
Are the results my actual loan terms?
No. The figures are simulations from the rate and term you enter. Real loans include fees, insurance, taxes, and possibly variable rates. Review your contract or ask a licensed adviser.
Should I choose a 15- or 30-year term?
It depends on your budget, goals, and other priorities. A shorter term costs less interest overall but raises payments. AILICAI does not recommend specific products; compare scenarios and consult a professional.
